Famco Crown Repair: The Pasadena Owner’s Guide
We stock and install Famco-compatible chimney crown repair parts across Pasadena, with most crown repair jobs running between $350 and $900 installed depending on the crown’s condition and whether we’re patching, resealing, or rebuilding. Most owners discover crown damage the same way: a water stain on the ceiling near the fireplace, or a chalky white residue on the brick below the crown after a hard rain. The crown is that concrete or metal slab at the very top of the chimney, and when it cracks, water gets exactly where it shouldn’t.
Hank Delano and our crew have been pulling failed crowns off Pasadena chimneys long enough to know that this is one repair where catching it early saves real money. A $400 reseal today beats a $3,000 tear-out later. That’s the honest math.
Which Famco Models This Applies To
Famco crowns come in a few standard configurations, and matching the right replacement means knowing which one you have. Famco’s stainless steel multi-flue crowns fit their larger cap-and-crown assemblies, typically the 13″ x 13″ through 17″ x 17″ flue spacings common on mid-century Pasadena homes. Their single-flue galvanized crowns run smaller, usually 8″ to 13″ round or square flue openings. If you can read the stamping on the underside of the existing crown, you’re ahead of the game: Famco etches a model prefix like FC or FCM followed by the flue dimensions.
OEM Famco replacement parts are well made, and for a straight swap we’ll recommend them when the component is still in production. But some older Famco crowns from the 1980s and early 1990s are discontinued, and in those cases we spec an aftermarket equivalent that matches the flue spacing exactly and holds up better than the original. One compatibility gotcha we see often in Pasadena: a homeowner measures the outside edge of a rusted crown and orders that size, but the flue-to-flue spacing is what actually matters for fit. A quarter inch off and the new crown won’t seat. We measure both and take photos before ordering anything.

Signs Your Famco Crown Repair Is Failing
- Water staining on the ceiling or walls near the chimney chase. This means water is getting past the crown and running down the flue or the brick. The crown’s job is to shed water outward, and once it can’t, the interior of your home is the first place you’ll see it.
- White mineral deposits (efflorescence) on the brick below the crown. Water is soaking into the masonry and carrying salts out as it evaporates. In Pasadena’s wet winter months, this shows up fast on unprotected brick.
- Rust or flaking metal at the crown’s edge. Galvanized Famco crowns rust from the edge in, especially where they’re exposed to Pasadena’s coastal-marine air that drifts up the Arroyo Seco. Once the lip is compromised, the whole crown is on borrowed time.
- Cracks or separation in the mortar wash where the crown meets the flue tile. Concrete crowns expand and contract with heat, and older mortar shrinks. The gap opens up, and every rain event forces water into it.
- Spalling brick or flaking mortar on the upper courses of the chimney. This is the late-stage symptom. Water has been entering for a while, and the freeze-thaw cycles we occasionally get in the San Gabriel foothills are breaking the masonry apart from the inside.

AfterReplacement Cost & What’s Included
Here’s the straight pricing for Pasadena, based on what we actually see on ladders every week. A crown reseal, where the metal or concrete crown is sound but the sealant has failed, runs $350 to $550. A full crown replacement with a new Famco or equivalent crown typically runs $550 to $900 installed for most single-family homes, including the old crown removal, new crown installation, and sealing. Multi-flue crowns on larger chimneys can push toward $1,200 when scaffolding or a steep roof is involved.
That installed price includes the part, the labor to get it seated and sealed correctly, and our 365-Day Done Right Promise in writing. If the repair fails within one full year, we return at no charge. No invoice games, no surprise line items. The price you approve before we start is the price on the invoice.
DIY or Call Us?
You can safely do the diagnosis from the ground: look for staining, efflorescence, rust, and visible cracks. What you shouldn’t do is get on a ladder and try to reseal or replace a crown yourself. Crown work means working at height, often on sloped Pasadena rooflines, and a fall from even a one-story chimney is a life-altering injury. The materials also matter: a $12 tube of hardware-store caulk will fail within one season because it can’t handle the heat cycling a chimney crown goes through.
If you’ve spotted the signs, call us at (626) 657-5513. We’ll come out, measure, photograph, and hand you a written price before any work starts. The flue either draws or it doesn’t. Let’s find out which.
FAQs
A properly installed Famco crown lasts 15 to 25 years in Pasadena’s climate, though galvanized steel crowns on the west side of the house tend to rust sooner due to marine air exposure. Stainless steel crowns typically outlast galvanized by a decade or more, which is why we’ll often recommend the upgrade when the original has failed.
Yes, if the crack is hairline and the crown is otherwise structurally sound, a professional-grade sealant rated for high-temperature applications can extend its life by several years. If the crown has rusted through, pulled away from the flue, or shows multiple cracks, replacement is the honest call, and we’ll show you photos proving why before you spend a dollar.
Most single-family crown replacements in Pasadena are done in one visit, typically 2 to 4 hours including removal, installation, sealing, and cleanup. Multi-flue crowns or jobs requiring scaffolding can take a full day. We’ll give you a firm time window when you book.
We keep the most common single-flue Famco-compatible crowns on our trucks for Pasadena jobs, along with our sealants and replacement hardware. Less common multi-flue or discontinued models are ordered to spec after we measure on site, usually arriving within a few days. We also work with DuraFlex, HeatShield, and Gelco parts for related chimney repairs.
Water entry moves down the chimney, soaking the flue and the interior masonry. You’ll eventually pay for a full crown replacement, flue relining (replacing the inner liner that channels smoke safely out of the house), and water damage repair inside your walls. The cheapest day to fix a failing crown was last year. The second cheapest is this week. Call us at (626) 657-5513 for a free estimate.
